A call we get every spring goes something like this: two quotes for the same job have come back very different. Same house, same gutters, and one price is close to double the other. Who is ripping them off? The honest answer was neither. One quote covered scooping the gutters out. The other covered the gutters, every downpipe flushed, the valleys cleared and the waste taken away. If you are trying to work out a fair gutter cleaning cost on the Mornington Peninsula, that gap is the first thing to understand.
We don’t publish a flat rate, because the price depends on a handful of things we can only judge once we have seen the roof. What we can do is walk you through exactly what those things are, so the quotes you get start making sense.
The quote is mostly about time on the roof
Gutter cleaning is labour. There is almost no material cost, so nearly everything you pay for is the time it takes to get up there safely, clear the gutters and get the waste off site. Anything that adds time adds cost. Anything that adds risk adds cost too, because it changes the safety gear and setup the job needs.
Here is what moves that number, roughly in order of how much it matters on the homes we see.
Single storey or double storey
This is the big one. A single storey home with a low pitch roof can often be done from ladders and the roof surface without much fuss. A double storey home needs more setup, more care moving around, and usually a harness and anchor points. On the slopes of Mount Martha and Mount Eliza, a house that is single storey at the street can drop to two storeys at the back. We price the high side, not the front.
Roof pitch and material
A steep roof is slower to work on. Tiles add their own care, because older terracotta and concrete tiles can crack if you walk on them carelessly, and a cracked tile is a leak waiting for the next storm. Colorbond and Zincalume roofs are quicker to move across but can be slippery when damp, which on the Peninsula is a good part of the year.
How many trees are overhead
A gutter with a light layer of dust and a few leaves is a quick job. A gutter packed solid with gum leaves, tea tree litter and seed pods, with grass growing out of it, is a very different job. Much of the Peninsula sits under mature trees: the gums around Mount Eliza, the Moonah and tea tree through Rye, Blairgowrie and Sorrento, and the pines on some older blocks. Pine needles are the worst. They knit together into a mat that holds water and won’t scoop out in one go.
Downpipes and how far the blockage goes
A gutter that looks clean can still overflow if the downpipe below it is blocked. Flushing downpipes is slower than clearing gutters, and sometimes the blockage is down at the stormwater connection, not up near the roof. A good quote tells you whether downpipes are included. If it doesn’t say, ask.
Box gutters, valleys and the awkward bits
Box gutters (the ones built into the roof, often between two roof sections or behind a parapet wall) and roof valleys collect leaves the same way eave gutters do, but they drain into the house if they overflow, not over the edge. They take longer to clear properly and they matter more. We always check them, because a blocked valley is one of the most common causes of leaks we are called out to.
What happens to the waste
Some operators blow the debris onto your garden and leave it. Others bag it and take it away. Neither is wrong, but they are not the same job, and the price should reflect which one you are getting.
Why two quotes for the same house can look so far apart
When we sit down with someone and put their two quotes side by side, the pattern is usually the same. The cheaper one says “clean gutters” and nothing else. The dearer one lists gutters, downpipes, valleys, removal of waste and a report on anything that needs attention. Once that is laid out, the gap stops looking like a rip off.
When you compare quotes, check each one for these:
- All eave gutters, front and back, both levels
- Box gutters and valleys
- Downpipes flushed and checked for flow
- Waste bagged and removed, or left on site
- A note or photos of any rust, loose brackets, cracked tiles or damaged flashing
That last point is worth more than it sounds. Someone on your roof for an hour is in the best possible position to spot a small problem before it becomes a leak. We would rather tell you about a lifted ridge cap now than fix the ceiling it damages later.
How often Peninsula gutters actually need doing
For most homes we look after, once a year is the baseline. Homes under heavy tree cover usually need it twice: once in late spring, before the fire danger period, and again in late autumn after the leaves have dropped and before the winter rain sets in.
Late spring matters more than people think. Dry leaves sitting in a gutter are exactly the kind of fuel that embers land in during a bushfire. Large parts of the Peninsula back onto bush or sit among big trees, so a clean gutter going into summer is basic preparation, not housekeeping.
Autumn matters for a different reason. If a gutter is blocked when the first heavy winter rain arrives, water backs up under the roof edge and into the eaves, or spills over the back of the gutter onto the fascia. We see a lot of rotted fascia boards and stained eave linings that started this way. If your roof only seems to leak in a downpour, our piece on why roofs leak only in heavy rain covers overflow and the other usual causes.
Close to the water, in places like Rosebud, Rye and Mornington itself, there is another reason to keep gutters clear. Wet leaf litter holds moisture and salt against the metal. That is a good recipe for rust, and rusted gutters don’t clean up, they get replaced.
Things that make each clean cheaper over time
The first clean on a neglected roof is always the dearest. Gutters that are done regularly hold less debris, so each visit is quicker. Booking in at the same times each year is the simplest way to keep the cost down.
Gutter guards are the other option. They don’t make gutters maintenance free, but on homes with heavy tree cover they can cut down how much builds up between cleans. Whether they pay for themselves depends on your trees and your roof, and we have written a separate, honest look at whether gutter guards are worth it on the Peninsula.
Fixing problems early helps too. Gutters that sag or fall the wrong way hold standing water and collect sludge, so they need cleaning more often and rust sooner. Sometimes the cheapest fix is a few brackets reset so the water runs to the outlet again.
When cleaning is not the real problem
Now and then we clean a set of gutters and have to tell the owner it won’t fix the overflow. The usual reasons are gutters that are rusted through at the joins, gutters that are too small for the roof area feeding them, or a downpipe outlet in the wrong place. Cleaning those will help for a while, but the water will keep finding a way out.
If that is where you have ended up, our guide to gutter replacement costs explains what goes into a new set and when replacement makes more sense than another round of repairs.
Doing it yourself
Plenty of people clean their own single storey gutters with a ladder and a bucket, and if you are steady on a ladder and the roof is low, that is a fair choice. A few things to keep in mind. Have someone hold the ladder. Don’t walk on tile roofs if you can avoid it, because a cracked tile is easy to make and hard to spot from the ground. Run a hose down each downpipe when you are done to make sure it actually drains. And leave double storey roofs, steep roofs and box gutters to someone with fall protection. No saving on a gutter clean is worth a fall.
Getting a firm price for your home
The fastest way to a real number is to let us see the roof. We will tell you what is included, what isn’t, and anything we notice while we are up there. You can read more about how we handle gutter cleaning across the Mornington Peninsula and get in touch for a quote, ideally before the fire season or the winter rain makes the job urgent.
Common questions about gutter cleaning prices
How much should you expect to pay for gutter cleaning?
It depends on the number of storeys, the roof pitch, how much debris is in the gutters and whether downpipes, valleys and waste removal are included. A double storey home under heavy trees will always cost more than a single storey home with clear skies above it. Ask for a quote that lists exactly what is covered so you can compare like with like.
Why is gutter cleaning so expensive?
Almost all of the cost is skilled labour and safety. Working at height needs the right gear, insurance and time, and a careful clean includes downpipes and a check of the roof, not just the gutters. A cheap quote often leaves those parts out.
How often should a gutter be cleaned?
Once a year suits most Peninsula homes. If you have big gums, tea tree or pines overhead, plan on twice a year: late spring before the fire danger period and late autumn before the winter rain.
Is it worth paying for gutter cleaning?
For double storey homes, steep roofs and tile roofs, usually yes, because the fall risk and the chance of cracking tiles are real. A professional clean also gets someone looking at your roof, which is often how small problems like rusted joins or lifted flashing get caught early.
Does gutter cleaning include the downpipes?
Not always. Some quotes cover the gutters only. A gutter that has been cleared but drains into a blocked downpipe will still overflow, so check that downpipe flushing is listed before you accept a price.
Do gutter guards mean I never need gutter cleaning?
No. Guards reduce how much leaf litter gets in, but fine debris, dust and small seeds still build up, and the top of the guard needs clearing too. Most homes with guards still need a check and clean, just less often.
