Why Your Roof Leaks Only in Heavy Rain

It is nine o’clock on a wet winter night, the rain is coming down sideways, and a brown patch has started spreading across the ceiling above the couch. By morning the sun is out, the stain has stopped growing, and everything looks fine again. Then the next big storm rolls through and it happens all over again. A roof leaking in heavy rain but bone dry the rest of the time is one of the most common calls we get, and it usually points to a handful of specific problems rather than a roof that has completely failed.

The good news is that a leak like this is almost always fixable without replacing the whole roof. The trick is working out where the water is actually getting in, which is rarely directly above the stain.

Why a dry roof suddenly gives up in a downpour

Your roof is not one solid waterproof sheet. It is a system of overlapping parts, and each one has a limit to how much water it can shed before it starts backing up. In light rain, water runs off exactly the way it is meant to. In a heavy, wind-driven downpour, the volume and the angle change everything.

Water starts pooling where it should be draining. Wind pushes it sideways and even uphill, past joints and flashings that stay dry in normal weather. A tiny gap that a gentle shower never reaches suddenly has litres of water forced against it. That is why the leak looks like it comes and goes. It is not the roof healing itself between storms. It is the roof only being tested past its limit when the weather is bad.

The usual culprits we find

Most heavy-rain leaks we chase down on the Peninsula come from one of these:

  • Blocked or overflowing gutters and valleys. This is the big one. When gutters clog with leaves and the valleys (the internal channels where two roof planes meet) fill faster than they can drain, water banks up and runs back under the tiles or sheets instead of away. Keeping the gutters clear does more to prevent leaks than almost anything else.
  • Cracked, slipped or broken tiles. A hairline crack you would never spot from the ground lets in a surprising amount of water once rain is driving hard. One or two shifted tiles can be enough.
  • Tired flashing and ridge capping. Flashing is the metal that seals around chimneys, skylights and roof joins. When the sealant behind ridge capping cracks with age, wind-driven rain finds its way straight through.
  • No sarking, or damaged sarking. Older homes often have no secondary membrane under the tiles to catch water that gets past them. Where there is nothing to stop it, driven rain drips straight into the ceiling.
  • Box gutters and downpipes at capacity. Box gutters carry a lot of water and have a limited capacity by design. Fill one past its line in a downpour and it overflows inward, not out.

What to do while it is still raining

Your first job is protecting what is inside, not fixing the roof. Please do not climb up there in a storm. A wet roof is dangerously slippery and it is not worth a fall.

From inside, do this much:

  • Put a bucket under the drip and lay old towels around it to stop water spreading across the floor.
  • Move furniture, electronics and anything valuable out of the way.
  • If the ceiling is bulging with trapped water, a small hole poked at the lowest point of the bulge lets it drain in a controlled way instead of the whole sheet giving out at once. Have a bucket ready underneath.
  • Take photos and a short video of the leak and any damage. If you end up making an insurance claim later, that record matters.

Once the weather clears, get someone up there to find the source properly. A tarp weighted down over a known trouble spot can buy time, but it is a stopgap, not a repair.

Do not sit on a leak, even a small one

It is tempting to shrug off a leak that only shows up now and then. The problem is what happens out of sight. Water that gets into the roof space soaks insulation, which stops it working and holds moisture against the timber. Over weeks and months that leads to sagging plaster, stained ceilings, rot in the framing and mould. A repair that would have been quick and cheap turns into something much bigger.

A leak that comes back every storm is the roof telling you something has worn out. It will not fix itself, and it tends to get worse, not better.

How we track down a heavy-rain leak

Finding where water enters is the hard part, because it rarely drips through directly above the stain. It runs along rafters, battens and sarking before it finds a low point and drops, so the entry point can be a metre or more away from the wet patch on your ceiling.

We work back from the stain inside the roof space, look for the track marks the water leaves, and check the obvious suspects on top: the gutters, the valleys, the flashing and the tiles around that section. Once we know the cause, most of these repairs are straightforward. If blocked gutters are the trigger, a proper clean-out and, in some cases, gutter guard sorts it. If it is cracked tiles or perished pointing, we replace or re-bed the affected pieces. Why Peninsula roofs cop it harder
