Zincalume vs Colorbond: Which Roof Suits the Peninsula?

The quote for your new metal roof has come back with two lines on it. One says Zincalume, the other says Colorbond, and there’s a price difference between them. The roofer asks which one you want. Most people we talk to have heard both names for years without ever being told what separates them.

So here’s the short version of Zincalume vs Colorbond, from the people who fix and replace these roofs across the Peninsula every week. They’re the same steel underneath. The difference is what sits on top, and on this stretch of coast that top layer matters more than it does in most of Melbourne.

Colorbond is Zincalume with a paint system baked on

This is the bit that surprises people. They aren’t rival products. Zincalume is steel sheet with a metallic coating made from aluminium, zinc and a little silicon. That coating is what stops the steel from rusting. It leaves the sheet with the bright silver finish you see on sheds and a lot of older Peninsula beach houses.

Colorbond starts life as that exact same Zincalume sheet. At the factory it then gets a pretreatment layer, a primer, and a baked paint topcoat in whatever colour you choose. The paint isn’t sprayed on after the roof goes up. It’s part of the sheet before it ever leaves the mill.

So you’re really choosing between bare metallic coating and metallic coating plus paint. Everything else follows from that.

Where the two roofs actually differ

Looks, and how they change over time

A new Zincalume roof is shiny. Very shiny. Over the first few years it dulls down to a softer matte grey, which a lot of owners of coastal cottages love because it looks like it belongs there. Colorbond comes in a range of solid colours and holds its colour for a long time, although darker shades will slowly fade in strong sun.

If you’re matching a new extension to an older silver roof, Zincalume is the obvious pick. If you want the roof to tie in with your gutters, fascia and fence, Colorbond gives you that control.

Heat and glare

Fresh Zincalume reflects a lot of sunlight, which helps keep the roof space cooler. As it dulls, it reflects less. A light Colorbond colour keeps its reflectance much better over the life of the roof, and pale shades are generally the coolest option on a hot January afternoon. Dark Colorbond colours absorb more heat, which is worth knowing before you fall for charcoal.

Glare is the other side of it. A new Zincalume roof can throw serious reflection into a neighbour’s window, especially on sloping blocks around Mount Martha and Mount Eliza where houses look down on each other. Some estate covenants and planning controls limit highly reflective roofing, so check before you order.

Scratches and handling

Zincalume shrugs off light scuffs because there’s no paint to mark. Colorbond’s paint can scratch if the sheets are dragged or walked on carelessly, and a scratch is visible from the ground on some colours. Good installers handle both with care, so this is more about who you hire than which sheet you pick.

Price

Zincalume has traditionally been the cheaper sheet, because it skips the paint system. In practice the gap on a full roof is often smaller than people expect, since the labour, flashings, screws, sarking and gutters cost the same either way. We’ve seen quotes where the difference barely registered. Always get both priced on the same job before deciding the silver roof is the budget option.

Salt air changes the answer on the Peninsula

This is where a Peninsula roof is different from one in Dandenong or Box Hill. Salt spray settles on everything near the water, from Rye and Rosebud on the bay side to the homes closer to Bass Strait. Salt left sitting on a metal roof attacks its protective coating over time.

Both Zincalume and standard Colorbond are rated by the manufacturer for different exposure conditions, and the closest coastal sites often call for a marine grade product. BlueScope makes specific versions of Colorbond for severe coastal and marine environments. Which grade suits your house depends on how close you are to breaking surf and how exposed the site is, so it’s something we check on site rather than guess from an address.

One thing we see again and again: the part of a coastal roof that corrodes first is usually the part the rain never reaches. Under eaves, behind parapets, and on the underside of overhangs, salt builds up because nothing washes it off. On an exposed roof the rain does that job for free. If you live close to the water, hosing down those sheltered areas every so often does more for the roof’s lifespan than most people realise.

If your current roof is already showing rust in those spots, it’s worth getting someone up there before it spreads. A proper metal roof replacement on the Mornington Peninsula is the chance to get the grade right for your exposure, rather than simply swapping like for like.

The mistakes that ruin a good metal roof

Neither sheet is fragile, but both react badly to certain materials. These are the problems we find most often when we’re called to a metal roof that’s failing early:

  • Offcuts and swarf (the tiny steel filings from cutting) left lying on the roof, which rust and stain the sheet
  • Pencil marks, since graphite can cause corrosion on these coatings
  • Sheets fixed hard against wet concrete, mortar or treated timber
  • New Colorbond or Zincalume joined to an older roof of a different metal without checking compatibility

That last one catches people doing extensions. It’s always worth asking your roofer how the new sheets will meet the old ones, and what’s draining onto what.

For a family home, we lean towards Colorbond in most cases. You get colour choice, a light shade can keep the house noticeably cooler, and the extra layers add protection that suits our salty conditions. Where the site is very exposed, we’ll talk to you about the marine grade options.

Zincalume still makes plenty of sense. It suits sheds, garages and carports, beach shacks where the silver look is the whole point, and extensions matching an existing silver roof. It’s a solid, long lasting product, not a cheap compromise.

Common questions about Zincalume and Colorbond

Is Colorbond better than Zincalume?

Not better in every way, just different. Colorbond adds a baked paint system over the same Zincalume base, which gives you colour choice and extra protection. Zincalume is tougher against light scratches and suits sheds, carports and silver roof matches.

Is Zincalume cheaper than Colorbond?

The sheet itself usually costs less because it has no paint layers. On a whole roof, though, labour, flashings, sarking and gutters cost the same for both, so the overall difference is often small. Ask for both options on the same quote.

Can zinc and Colorbond touch?

Colorbond and Zincalume are made to work together, so they can sit side by side on the same roof. The trouble comes from other metals, particularly lead and copper, and from water running off them onto the sheets. When joining new sheets to an older or different metal roof, your roofer should check the manufacturer’s compatibility guidance.

Which is cooler, Zincalume or Colorbond?

New Zincalume reflects a lot of heat but loses some of that as it dulls with age. A light Colorbond colour holds its reflectance better over time. Dark Colorbond colours run hotter than either.

Which lasts longer near the beach?

Both standard products can struggle on the most exposed coastal sites, which is why marine grade Colorbond exists. How long any metal roof lasts near the water depends heavily on exposure and on whether salt is regularly washed off sheltered areas like the eaves.
