Roof Cleaning Cost on the Mornington Peninsula

It is a call we get a lot. Someone has three quotes on the kitchen bench for the same job: same house, same concrete tile roof gone dark and patchy with lichen. The prices are miles apart. The question is always the same: which one is the real roof cleaning cost, and what is the cheap one leaving out?

That is what this guide answers. We won’t pretend there is one flat price for every roof on the Mornington Peninsula, because there isn’t. What we can do is show you exactly what pushes a quote up or down, so you can read any quote (ours included) and know whether it adds up.

The price follows the roof, not the postcode

Every roof cleaning quote is built from the same handful of things. Once you know them, the gap between quotes starts to make sense.

Size and shape. More roof means more time, more water and more treatment. But shape matters almost as much as size. A simple gable roof on a Hastings brick veneer is quick to work across. A hipped roof with valleys, a couple of skylights and a pergola tied in takes far longer, even at the same floor area.

Height and pitch. A single-storey roof with a gentle pitch can be walked safely with standard harness gear. A double-storey home in Mount Martha with a steep pitch needs more setup, sometimes edge protection, and slower work. Safety gear is not optional and it is not free, so it shows up in the price.

How much growth there is. A roof with a light film of dirt is a wash. A roof that has been collecting lichen and moss for a decade under a gum tree needs treatment, time for that treatment to work, and a lot more care. The second job takes a good deal longer than the first.

Access. Can we get ladders and hoses to the house easily? Steep driveways, tight side paths and big gardens to protect all add time. Plenty of the bush blocks around Mount Eliza and the hinterland fall into this group.

What else is included. This is the big one. Some quotes cover the roof surface only. Others include clearing and flushing the gutters afterwards, a treatment to slow regrowth, and a check of the tiles and capping. Two quotes can look very different simply because they are quoting different jobs.

Tile and metal roofs clean differently, so they cost differently

Most of the roofs we clean on the Peninsula are concrete or terracotta tile, with plenty of Colorbond and older Zincalume in the mix. The method changes with the material, and so does the time involved.

Concrete tiles are porous. Lichen roots into the surface, and over the years the top coat wears away and leaves a rough, sandy face that holds dirt. They need a proper pressure clean, but at the right pressure and with the right nozzle. Blast an old concrete tile too hard and you strip what is left of its surface, which shortens its life and gives lichen an even better foothold next time.

Terracotta is harder and sheds dirt better, but older tiles can be brittle. We walk them carefully and expect to find the odd cracked tile along the way. If we find one, we tell you before we replace it. Our guide on what cracked tiles mean for your roof covers why these are worth catching early.

Metal roofs are a gentler job. High pressure can damage the painted finish on Colorbond, so we use low pressure and a soft wash. On coastal homes in Rye, Sorrento or Portsea, a lot of what we are removing is salt residue rather than lichen. Getting it off the sheets and out from around the fixings matters more than how the roof looks from the street.

What a proper roof clean should include

When you compare quotes, check each one against the same list. If an item is missing, ask whether it is included or just left unsaid.

  • A lichen and moss treatment, given enough time to work
  • Pressure or soft washing suited to your roof material
  • Gutters and downpipes cleared of the slurry the wash sends down
  • A look at tiles, ridge capping and flashings while we are up there
  • Photos of anything that needs attention
  • Care around gardens, paintwork, windows and solar panels

The gutter item gets skipped more than any other. A roof wash sends a surprising amount of grit, lichen and worn tile coating into the gutters. Leave it there and you have swapped a dirty roof for blocked gutters and overflowing downpipes at the next heavy rain.

If you want to see how we handle the job from start to finish, our professional roof cleaning service page walks through it.

Where a cheap quote usually finds its savings

We are not saying the lowest quote is always wrong. Sometimes a smaller operator has low overheads and does good work. But when one quote sits well under the others, it is worth asking where the saving comes from. In our experience it is usually one of these.

No treatment. A straight pressure wash makes a roof look clean on the day, but it leaves lichen spores behind in the surface. The roof can look green again much sooner than you would expect.

Too much pressure, too fast. It is quicker to blast a roof than to clean it properly. The damage does not show straight away. It shows a few winters later, when the tiles look rougher and the lichen comes back thicker.

Gutters left full. The roof is clean. The mess is now sitting in your gutters.

Nobody looking at the roof itself. A roofer cleaning your roof will notice a cracked tile, loose ridge capping or a rusting valley. A general cleaner may not know what they are looking at, and a small problem stays hidden until it becomes a leak.

Thin safety setup. Skimping on harness points or edge protection saves time on the job. It is also the one shortcut you really do not want happening on your property.

Sometimes a clean is the first step, not the whole job

A clean shows you what is underneath. On an older tile roof, that can mean worn tile surfaces, cracked bedding under the ridge capping, or tiles that are clearly due for a protective coat.

If that is the case, it often makes more sense to clean once as part of a restoration than to pay for a clean now and another one before painting later. A restoration bundles the clean with repairs, repointing and a new coating. We go through what that involves in our roof restoration pricing guide, and our restorations carry a 10-year materials and workmanship warranty.

If the roof is sound and just dirty, a clean on its own is the right call. We will tell you honestly which one you are looking at.

Shade, salt and trees decide how often you pay

Where your home sits on the Peninsula changes how fast the roof gets dirty, and that decides how often you will be paying for a clean.

Homes under tea tree, gums or a thick tree canopy stay damp and shaded, and lichen loves that. We see it most in the leafier streets of Mount Eliza and Mount Martha, and on the bush blocks further inland. On the same house, the shady south side usually grows it faster than the sunny north side.

Closer to the water, salt is the bigger issue. It builds up on metal roofs in Rye and Rosebud and speeds up corrosion around fixings and laps. A regular rinse is cheap protection for a coastal metal roof.

Open, sunny blocks in Somerville or Hastings tend to stay cleaner for longer, and those owners can usually go a good while between cleans.

A few ways to get more for the same money

Book the gutters at the same visit. The ladders and harnesses are already set up, so doing the gutters on the same day costs far less than a separate trip.

Ask for photos. Any roofer worth hiring can show you what they found. You end up with a record of the roof’s condition, which is handy if you ever need to make an insurance claim or sell the house.

Trim the trees. Cutting back branches that hang over the roof slows regrowth more than anything we can spray on it.

And clean before the growth takes hold. A roof cleaned while the lichen is light is a quicker, cheaper job than one left for years. Our article on lichen and moss growing on Peninsula roofs explains why that growth matters for more than looks.

Common questions about roof cleaning costs

How much should I pay to have my roof cleaned?

It depends on the size, pitch and material of your roof, how much growth is on it, and whether the quote includes treatment and gutter cleaning. That is why prices vary so much from house to house. The fairest way to compare is to get quotes that list exactly what is included, then compare like with like.

Is professional roof cleaning worth it?

For most tile roofs, yes. Lichen and moss hold moisture against the tiles, wear the surface down over time and wash debris into gutters and valleys. A roofer also checks the roof while cleaning it, which often catches a cracked tile or loose capping before it turns into a leak.

Why is roof cleaning so expensive?

Much of the cost is time and safety. Working at height needs harnesses, sometimes edge protection, and careful movement across the roof. A proper job also includes treatment, the right pressure for your tiles and cleaning out the gutters afterwards, and all of that takes longer than a quick blast.

How often should a roof be cleaned?

There is no fixed schedule. A shaded roof under trees in Mount Eliza may need cleaning every few years, while an open, sunny roof in Somerville can go much longer. The best guide is the roof itself: once you can see green or black growth spreading from the street, it is time to have it looked at.

Can I pressure clean my own roof?

You can, but we would not recommend it. A wet roof is a dangerous place to stand, and a hire pressure washer on the wrong setting can strip concrete tiles or damage the finish on a metal roof. It is also easy to crack tiles by stepping in the wrong spot and not notice until the next rain.

Is roof cleaning priced per square metre?

Size is part of it, but most roofers price the whole job rather than a strict rate per square metre. Pitch, height, access and the amount of growth all change how long the work takes, so two roofs of the same area can cost quite different amounts. Ask for a fixed quote for your roof.

If your roof is starting to look tired, we are happy to come out, have a look and give you a clear, itemised quote. Find out more about our roof cleaning across the Peninsula or give us a call. We are open every day from 7am to 7pm.
