You get three quotes for the same roof and they land thousands of dollars apart. It happens all the time, and it leaves people wondering who is ripping them off. Usually nobody is. They are just quoting different jobs and calling them the same thing. If you are trying to work out roof restoration cost for a home somewhere on the Mornington Peninsula, the first thing worth knowing is that there is no single price, and anyone who gives you one over the phone without seeing your roof is guessing.

So instead of throwing a number at you that would be meaningless for your house, we would rather explain what actually moves the price up and down. Once you understand that, those three quotes start to make sense, and you can tell a fair one from a job that has been padded or a job that has had the important bits quietly left out.

Why two quotes for the same street can be worlds apart

Restorers price a roof on the work in front of them, and no two roofs are the same. A few things do most of the moving.

  • Roof size and pitch. Most restorers work on a per square metre basis, so a bigger roof simply costs more. A steep pitch adds time and safety gear on top of that.
  • Single or double storey. A two-storey job needs more scaffolding and edge protection, and that access cost is real before a single tile is touched.
  • The material. A concrete tile roof, a terracotta roof and a metal roof each need different prep, products and labour.
  • Condition. This is the big one. A tidy roof that just needs a clean and a coat is a world away from one with cracked tiles, crumbling mortar and a valley full of rust.

That last point is why a quote from someone who actually climbs up and looks is worth more than a cheap number sent by text. The problems that cost money are the ones you cannot see from the ground.

What you are actually paying for

A restoration is not one job. It is a run of smaller jobs done in order, and the price is the sum of them. When you read a quote, you want to see these steps spelled out rather than lumped into one line.

First comes a proper clean, usually a high-pressure wash to strip off moss, lichen and years of grime so the surface underneath can be assessed and coated. Then the repairs: replacing broken or slipped tiles, sorting out rusted valleys, checking flashings. After that, the bedding and pointing under your ridge caps gets attention, because that mortar is what holds the caps down and keeps water out. Old pointing goes brittle and cracks, and re-bedding or repointing the ridge capping is often the single most important part of the whole job. Last, the roof is sealed and coated, usually a primer and a couple of top coats.

If a quote skips the repointing or barely mentions repairs, it is probably a spray-and-go job. The roof looks great for the photos and starts letting go again within a few seasons. Paying less for that is not a saving.

The Peninsula adds its own costs

Roofs down here cop things that inland suburbs do not. Salt air off the bay is hard on metal, so valleys, flashings and fixings rust faster than they would in the eastern suburbs. A lot of the housing stock on the Peninsula is older weekenders and family homes with tile roofs that are twenty, thirty, forty years old, and by that age the pointing has usually given up and a fair few tiles have cracked.

Wind is the other factor. Exposed coastal blocks get hammered, which lifts and loosens ridge caps and drives rain sideways into gaps a sheltered roof would never notice. None of this means a Peninsula roof is dearer for the sake of it. It means the honest assessment often finds more genuine repair work than a quick look would suggest, and that shows up in the price. Better to know now than after the ceiling stains appear.

Restoration or replacement: paying for the right thing

The cheapest restoration in the world is a waste of money if what your roof really needs is replacing. As a rough guide, if the tiles themselves are sound and the problems are surface wear, failed pointing and a few broken tiles, a restoration is the sensible spend. If tiles are widely cracked and brittle, or the roof has been leaking long enough to damage the timber and sarking underneath, you are into roof replacement territory and a restoration would just be lipstick on a problem.

How a fair quote should be put together

A quote you can trust has a few features. Someone has been on the roof or at least up a ladder, not just squinted from the driveway. The work is itemised, so you can see what the clean, the repairs, the pointing and the coating each involve. The products are named, because a cheap sealer and a proper roof membrane are not the same thing and will not last the same time. And there is no pressure to sign today for a price that vanishes tomorrow.

Be wary of the door-knock special and the flat headline price that sounds too good. If the number seems low, something has usually been left out, and on a roof the thing left out is nearly always the part that keeps the water on the outside.
